1. Pictures Tell the Story
Most buyers won’t give your property a second thought without accompanying photos. And no, snapping pics for a half hour in whatever the current state of your home is in doesn’t count.
Keep your pictures:
- tidy: people shouldn’t be able to see any personal items in pictures
- bright: open windows, turn on lights and show off space
- informative: there’s no such thing as too many pictures, so include things like laundry rooms, parking spots and walk-in closets
The amount of images online showing clutter and straight-up garbage is appalling. You don’t need to be a professional photographer (the competition in your market isn’t tough to beat), but you need to have an eye toward the published image. Don’t let your listing get trashed before it’s considered because of bad photography.
2. Spend Some Money (But Do So Smartly)
Staging is all about appearances, so unless you’re north of the 600 or 700 thousand mark on your asking price, spending a bunch of money on new furniture you don’t need isn’t the best way to go. If you’re going to need new furniture for your new place, however? Then sure! Stage away!
Other inexpensive staging options:
- paint in key rooms (like the living room)
- new sheets and curtains colour-coordinated to the furniture
- move your stuff into storage to get it out of the way
3. Cleaning = Essential
The cheapest way to get your house ready for a showing? Show off the essence of the house! This means cleaning and scrubbing every corner of every room. It takes a bit of elbow grease, but the sparkle and shine will be worth it when your home is sold quicker and you get what you want for it. First impressions are huge; you want prospective buyers to be wowed the minute they walk in the door - spotless floors and a fresh smell go a long way toward showing off the house and creating a lasting impression.
